of Services Available Newport Management Services provides its Clients with a wide variety of services, customized to each individual Property Owner and the personal preferences and needs of the property and Property Owner. Maintenance Technicians: Our service providers have been selected for their professional craftsmanship, and willingness to meet our goals and performance standards. Proof of licensure and insurance must be maintained to meet our standards. Prompt Maintenance Service: Our licensed and insured contractors are on call to provide quick turn around services for client properties. They are held to high standards of service and are required to set hourly rates and mark up. 24 Hour Emergency Service: Our emergency team of contractors and staff are available for emergency services to control and minimize flooding, fire damage and building security. Bookkeeping Services: Rent collection, bill payment, bank deposits and financial reporting are available to meet client needs. Property Inspections: Your property will have regularly scheduled and drop by visual property inspections. Scheduled inspection reports will be included in the monthly Owner’s report. Maintenance and Repair Coordination: When maintenance or repair service is required, the situation process is predetermined by the Owner. For nonbudgeted repairs the Owner will be contacted, the exception will be emergency repairs to protect life and property. Risk Reduction: We will manage and make every effort to reduce the risk exposure to the Owner. Annual
Budget: The management team, based on experience and history will recommend
an annual line item budget. The process may include bidding specifications
and other recommendations to obtain competitive bids for services.
